You probably never think about your hot water heater until one day you take a shower and you have no hot water. And this forces you to think about something that you take for granted. It is like an appliance like any other kind in your kitchen such as your hot water kettle or your stove or fridge. When these things stop working it becomes a great inconvenience because you’re so used to having these things working.
Your hot water heater basically is a tank storage system with insulation around it. The tank warms up the water and stays warm due to the installation around it and eventually it loses its heat and gets heated again this is controlled by a thermostat which monitors the temperature of the water and when the water goes below a certain degree in temperature this trips to switch for more heat. The two different types of sources for the heating energy is either gas or electric. There are a couple of safety features on hot water heater, if it’s gas you’ll have a small upside down looking umbrella over a hole at the top of the tank and this is where the exhaust comes out from the burning natural gas. Make sure that this umbrella is never bent in causing the exhausts to escape into the room as opposed to going up the chimney. Also make sure that your exhaust pipe is free and clear all the way to the exit outside your home.

called a TPR that triggers when you’re water becomes overheated causing the internal pressure to get too high and this is found at the top part of the tank.
There is a tube in the center of the tank going down called a dip tube which flows cold water to the bottom of the tank.
Maintenance: To start with ,maintenance of your hot water tank is to drain the hot water heater every so often for build up of sediment in the tank, this also might reduce some water order. You can do this by turning off the water supply to the tank number one, turn off the hot water heater for a couple of hours number two, attach a hose to the drain valve and place it to floor drain. Go to one of your hot water faucets and turn it on this allows the air into the tank allowing the water to flow on the tank easily. Once you drain the hot water tank completely empty, then turn on your water shutoff valve on and off a few times and let it run in for a minute or so, this is just like rinsing a bottle out.

Check to see if you have a flame if you have a gas hot water heater.
Look in to check you have a burning pilot light, if it is out and follow the instructions that you just read on the tank for this.
Look at your hot water heat thermostat is might be out of adjustment or not functioning properly.
Checking to see if your thermostat works or not,this is quite simple, make sure you have set high enough temperature on your thermostat. Open up a hot water tap and start running hot water and observe your heater if it turns on after certain amount of time as the water starts cooling down from draining out the hot water and being replaced with cold water. If it does turn on the heater then your thermostat is working possibly it was just out of adjustment.
If you’re running out of hot water too fast your tank might be full of sentiment. So first of all I would suggest draining the tank. Another problem that you could look at is possibly a broken dip tube, this is a tube to direct the cold water to the bottom of your tank and if broken it will start allowing cold water to mix at the top of the tank. This will upset your hot water supply. To fix this is quite simple, undo the cold water supply from your tank. Then undo and remove carefully the tube by pulling it out of the tank and locate a replacement tube for this tank. Then you can reinstall everything back the way it was.
If you’re hot water has an odor things to check would be possibly “not hot enough” water. Hotter water keeps bacteria from growing if the temperatures over 150°, but be careful it’s getting dangerously hot for some people who don’t pay attention when they turn the tap on.
You can pour some hydrogen peroxide down the cold water supply to mix with your tank. Then you can work it through your hot water appliances.This should get rid of any smells.
